Worth buying a condo in the medical center area?

Thinking of buying a condo in this area, one so I have a place to live but also for future investments and potentially renting it out. Would this be a good location, or anyone have any other suggestions?

I’m thinking condo over townhouse/normal house because I don’t know much about maintenance so want to reduce that as much as possible lol.
