why is post Houston so empty and lame?

First why is most of it empty? I mean what i presume is supposed to be office space.

Second why does it seem like all the food and drink options are so lame and over priced compared to everything else we have in Houston?

Sucks because I really like going there if only for the rooftop and to get a drink or two or just hang around etc.
