Why does it seem like the houses in Katy are cheaper than the ones in Cypress?

I'm looking to buy a home in either city because I assumed they were comparable areas. But as I'm looking through there houses for sale, it seems like you can get larger square footage and more rooms for similar homes in Katy than in Cypress.

Am I just looking at the wrong areas or is there a reason why Katy seems cheaper?
