Why does HCAD value land in Rice Military higher than land in Montrose or the Heights?
Seems like price per square foot of land for these Rice Military townhomes is $110+, whereas the nice parts of Montrose and the Heights are $90-$100.
Shouldn’t it be the opposite?
**Here is a perfect example: 1119 Asbury in Rice Military is a 5,000 sqft lot and HCAD values the land at $115 per square foot. The lot just sold 5 days ago for only $365,000. Granted, it sold for such a low price because it’s literally behind the El Tiempo parking lot, but you get my point.
