Why did the midtown Grayhound station attract crime?

Yes, I know Grayhound is a low cost transport. I have taken Grayhounds in a few different cities and they were not shady in Nashville or Huntsville, Al. It was definitely shady in Dallas and Houston. So why was this one so bad? Other low cost busses like Tornado on Airline do not have vagrants right next to it all the time. Mega Bus definitely does not have the same problem.
