Why are there no high quality , modern, fast casual Indian restaurants in town? Especially in the Loop.

Whereas there are tons of Vietnamese and Chinese options (e.g., Lua Viet and Cooking Girl).

Tarka definitely doesn’t count…that’s more like an Indian Chipotle.
