Why are most gas stations on hard corners and new neighborhoods always TimeWise in Houston?

Do they just pay more for the land than other operators?

Why almost all new subdivision developers choose TimeWise to build their stores in the neighborhood? (i.e. Cinco Ranch, Telfair, Riverstone)??
