Which of Houston’s currently popular and gentrified neighborhoods do you think might face challenges or become less desirable in the coming decades?

When I refer to popular gentrified neighborhoods, I'm talking about areas like Montrose, The Heights, Rice Military, East Downtown, Second Ward, First Ward, Garden Oaks/Oak Forest, Spring Branch, and similar communities.
