Where are the “new” Chinatowns?

Hi! Helping my parents (70 yo) find some new builds close to Chinese markets so they can downsize and retire with good eats close by. They love Bellaire/Gessner (Diho shopping center) but there isn’t much new construction over there. Will you guys pls help me (not familiar with Houston) by posting intersections with bustling Chinese shopping centers? I did a google maps search on “Ranch 99.” but not finding anything even 10% as dense with Asian commerce as Bellaire/Gessner. Where should I be looking? Thanks tons.
