What part of the Houston area will become sketchy in the future?

What part of Houston do you think will become a very sketchy or unsafe place in the next decade. My guesses are: Western Pearland (Shadow Creek, Southdown, Silverlake), the Uptown Galleria area or Upper Kirby. The Cypress area, Nassau Bay, and Stafford are probably in that list too.
