What is the effect on land price of being in a Historic District?
In the Heights or Montrose for example? Is a triplex on a large lot, around 10,000 sq ft, in a Historic District worth nearly as much as the same property stock on an unrestricted lot?
I guess my question is…what’s the long term benefit of buying a large lot in a Historic District when there’s zero chance of a developer making you a sweet offer in the future to tear it down and build townhomes (because they can’t)?
