What is a good neighborhood to get into RE investing?

Hello,

I would like to buy rental properties, with up to $100K down. I live in the midtown area. I have been looking in my area and the surrounding areas (Eado, Montrose, Rice/Military, 3rd Ward), but am not finding any good cap rates. Anybody have advice on good neighborhoods?
