What does the rental market look like? Have you rented your house recently?

I'm looking to rent out my 3br, 3.5br house in the heights, and I'm wondering what the rental market looks like nowadays. Have rental prices dropped? How long should I expect to have it listed before finding renters? Is it easier to rent furnished/not furnished? Any tips?
