What are your favorite “mixed use” neighborhoods in Houston, that actually have small businesses between the houses?

I know Houston gets a lot of fame (or notoriety) about the lack of zoning, but do you know of any neighborhoods where there are actually houses right next to businesses? Or bonus points if there are businesses (like retail stores or restaurants) in old houses in residential neighborhoods?
