Vantage med center and working at TMC?

About to sign a lease at Vantage med center for a 1bed/1bath 750 sq ft unit for $1750/mo. Other option is a newer/larger unit at Boone Manor, similar price, but located on the north side of Hermann Park.

Wife will be working primarily at Ben Taub and the VA – 12 hours / 6 days a week. So we are prioritizing commute and was told Ben Taub is easily walkable/bikeable (5-10 minutes) to Vantage med. How safe/plausible is it for her to walk that commute around 6-7am and back around 5pm?

Boone Manor will get us a 1050 sq ft unit but the wife would have to drive to work and also purchase a monthly parking pass in TMC (I read it’s somewhere in the $100-150 range).

We are from out of state so unable to experience the commute first hand.
