Underrated and still affordable neighborhoods in Houston?

With places like the Heights and Montrose so expensive, what are some lesser known neighborhoods that are inside the Loop but still affordable.

I’ll start: Eastwood (next to EADO but more single family options for those wanting a yard for pets or kids).
