Undecided on renewing and current building is changing property management companies. Does anyone have any opinions on property management companies?

I recently received my renewal and it went up by $165. This is my first apartment and first time going through this my lease is up 5/7 and they just sent the renewal on 3/17 via email. I can see the rent increase but I can’t view the actual leasing agreement because the portal to login is down because they are transitioning to a new property management company called the Morgan group. The current/old property management company is Greystar. I can afford the increase but I don’t know the apartment is worth the cost. When I moved in there were scratches on the floor and there are like 3 holes in the tile between the kitchen and bathroom. I used rugs to cover it up. It’s not brand new style but it isn’t what I’d consider to be really old but I feel like what I would end up paying in rent I might be able to get something nicer. Also I haven’t had any issues with the apartment management but like I said they are switching so idk if it’s worth it to stay here. I like the area too. I’m in upper kirby. I’m currently keeping my options open using an apartment locator. I’m also considering moving to somewhere a little outside of the loop maybe 20min max but I want it to be a nice area. Also since they sent the renewal late they gave me until 3/29 to notify them if I’m moving or not. Open to any suggestions also would like feed back if anyone has experience with the new property management company vs my old one.
