The next Heights—where to buy?

What neighborhoods do you all think are the next Heights? The Heights 20 years ago was more affordable but would soon become a hot spot and more expensive—since I missed that opportunity, which neighborhoods are trending that way? Would love advice from people who know the city well. I work Downtown so somewhere close to there (inside the Loop or just outside it).
