Significant Rent Increases?

Just got a lease renewal offer for my 1 bed 1.5 bath apartment in 77057 and rent went from about 1450 to 1750. Seemed pretty steep since my renewals were usually about a 7-8% increase in past years and this is like 20%. Anyone else experiencing this?
