Seeking advice to purchase SFH in katy

I am seeking advice to purchase a sfh in cinco ranch, grand lakes area, particularly from those that have purchased in these areas in last 24 months. We have been looking to purchase in this area for more than a year now. It appears to be a highly competitive area with bidding wars in almost all turn-key houses. We do have an agent. Those of you that purchased here recently in last 3 months, what advice do you have for a winning offer? Thank you for your time.
