Renting with no current proof of income?

After four years away, I’m moving back to houston and very excited! I have a one year old and have been staying at home with her. Her dad has been doing fairly well as a full time artist, but most of it is off the books. He’s going to sell his house soon and make a decent amount – I’m curious if it is possible to rent an apartment and pay the full year’s lease in cash? Is this a possibility in most cases or will it be difficult to find someone willing ? How can we get an apartment without proof of income?
