Renting Townhouse Question

Hi all,

My lease for my apartment is ending in September and I’m considering renting a townhouse.

Is it typical when requesting to see a townhouse on Zillow for the realtor/broker who listed the house to ask you to sign an exclusivity contract as well as having to pay them 1 month rent of commission if we end up leasing the townhome? I think it would be unreasonable to ask the tenant to pay not only a security deposit, the months rent, and a commission fee (another months rent) to even get in the door..
