Relocating to Houston later this year . Working in downtown. What is the bets suburb to commute? Which one with more reliable public transportation for park and ride

Please help me with your honest opinion. From the commute stand point which suburb will make more sense: Cypress, Spring or Katy. I am thinking to drive but I heard park and ride is a better option. I will be working in the heart of downtown area. Housing inside the loop way too expensive. I heard 290 route is the newest and future proof highway. School district not a concern. I excluded Sugar land because friends keep telling me to avoid 610 loop construction. Is it true I-45 is the worst ?
