Real Estate Question

I’m a new investor with interests in TX. Will be visiting Houston very soon but until then I’m curious. Where are the distressed areas with investment potential? Like boarded up houses & overgrown grass—that’s the type of properties I go for. Don’t want to be in a gang infested, shootout neighborhood but not afraid to go to a little rougher area.

Can you guys tell me where to absolutely steer clear of (gangs, high murder) and where it isn’t too bad— a lot of real estate potential (high grass, distressed homes, boarded houses, etc.)
