Pomona Vs. Sienna Community
I’m considering moving to either Pomona (Manvel, Tx) or Sienna (Missouri City, Tx). There are a few things to consider; pricing, location, commute, and resale value. I’m considering moving around 2025 but I might also move this year. I currently live in Shadow Creek Ranch (Pearland, Tx) and I have a son attending Shadow Creek High School (9th grader). I want to try moving but keep him in the same schools. I would probably to do this by not updating my address (I am not sure if I need to send proof of residency every year) or keep my house for rent when he starts 11th grade. Now, Pomona is also zoned to alvin isd, but it is zoned to Manvel High School, which is a horrible high school from what I’ve heard. If I move to Pomona, I might be able to request to stay in Shadow Creek High School. If you guys know anything about that, please let me know. I would like to build or buy a new construction home. Sienna is going to be zoned to Almeta Crawford High School, where I want to build, which, according to my friends, seems much better than Manvel. I want to build in the 80’ lots and prefer Toll Brothers/Coventry Homes for Pomona and Toll Brothers/Tri Pointe Homes for Sienna. Pomona is a really nice looking community, but the starting prices for the homes are much higher than Sienna’s (Sienna:~860k, Pomona:~909k). I also want a view in my backyard, either a lake or a water view but I want to build no more than $1.1 mil. Which community should I build in? Sienna has commuting issues and I’m also worried about the resale value on Pomona’s homes because I don’t know if building a million dollar home zoned to bad schools is a good idea. I work at bellaire right now btw. Please let me know which community I should go with.
