New Roof in Brazoria County, but no WPI8 certificate

Hi – I’m in the process of purchasing a home in Brazoria county near Pearland town center. They replaced the roof earlier this year and have a warranty on that. However, they’re saying no WPI8 was issued. Is this a red flag or is this common if you’re not that close to the coast?

There’s a language barrier between the seller and their real estate agent which has been a problem within itself. I’m not convinced my questions on this have been properly conveyed to the seller because their agent seems to want to avoid talking to them.

I’m not sure if I should get an engineer out to inspect the new roof installation or try and get it WPI8 certified. I previously lived in Harris county so this wasn’t an issue.
