New homes and lakes?

So I’m new to anything outside the loop. My wife and I were looking at some new construction in pearland and one of the properties boasts a view of what is largely a man-made… “lake”. Next to the lake is a ditch with a small-ish stream that runs the length of the subdivision.

The question is: can anyone tell me what the downsides to these man-made lakes are? Smelly stagnant water? Mosquitos? Alligators? Flooding? Any insight would be most appreciated, especially since the property alone is billed at 40k over the other base lots.
