Memorial Area & Floods

I’m considering a home purchase between the city center and Memorial City area, and I’d really appreciate some perspective. The property isn’t in a designated flood zone but is a couple blocks away from a 500-year zone, which has me a little uneasy.

I grew up farther out from Houston and had a tough experience during Harvey, so I’ve been a bit more sensitive to flood risk ever since. I’ve been hearing about updated flood maps and shifts in zones, and while this property is slightly elevated compared to the street, I still find myself second-guessing.

Maybe I’m overthinking it, but I’d really value any insight or reassurance from those more familiar with the area or the current risks. I’ve checked both Harris county and fema maps, maybe I’m just being overly cautious and should just get over it 😅
