Looking for a space to use as an art studio

I’m a leather worker and a sewer and my craft is a bit noisy so I don’t think I’ll be able to rent in a regular office park. I’m looking for a place to work in and store my supplies and projects. I don’t have a bulky enough portfolio to get into an artist residency. The maker spaces here aren’t in the most convenient location. Just wondering if anyone has tips for a specific type of place to search for. I’ve heard temp controlled storage units can be used as art studios but I wasn’t sure about it and would like confirmation on that. They also don’t all have 24/7 access which is a big selling point for other types of office rental. If I could rent an office space for this kinda stuff that would also be cool to hear, I just have anxiety and don’t want my neighbors to wanna murder me.
