Looking for a Commercial Real Estate Group in Houston | Any Recommendations ?

Hello Humans – I am looking to start a gym and want to purchase some land (~.5-.75 acres).

The Idea

I want to protect my intellectual property here so I am going to be intentionally vague with the gym concept, but I think this will be an exceptionally unique gym, that offers training & exercises that…

1. Would be specifically attractive to Houstonians and….
2. You really can't find hardly anywhere else in the world. Sorry for the mysticism, I just want to protect my IP.

The Real Estate Problem

This is my first foreay into the real-estate arena. I am still weighing my options, but I would either like to

1. Purchase land & develop the site myself. In this case, my question for this subreddit is, "Who is a good commercial real-estate partner? Or the other idea I had was that I could….
2. Partner with an existing commercial property owner who is looking to reinvigorate their existing space. For example, a business that is looking to add unique amenities to their existing workspace in order to attract talent into the office. Something along those lines. In this situation my question would be similar and I would still be looking for a good commercial real-estate partner.

I am mildly considering renting land, but considering the amount of investment I would need on the land, I don't feel like this is an option. I am sure there are a million other ideas I haven't considered. Any feedback or advice is welcome.
