Is the M-K-T Heights worth the hype?

So I’m pretty impressed with some of these new developments in historic Houston neighborhoods that are breathing new life into them. The Montrose Collection and River Oaks District for example. They maintain their neighborhoods identity but in a newer more walkable, trendier way. I’ve read about the MKT Heights that seems to be this for the Heights but have yet to go. Anyone been that can give me feedback?
