is Macgregor a good place to buy a house?

Young professionals in our late 20s are looking at houses in Macgregor, due to the location being close to the Medical Center. Here are some of our concerns:

Does the area have high homeowners’ insurance since it’s close to the bayou?

What’s trajectories of home values in Macgregor? I don’t understand why the home prices did not go up since the neighborhood is so close to the med center and university of houston.

Being non-black POCs, we are not sure how the community feel about people like us moving in.
