Is Houston safe?

I’m transferring to the University of Houston in the fall and I’m concerned about how safe the city of Houston is especially the areas surrounding the school because everything I hear about the city is quite negative. Is there any areas I should avoid or any areas that are safe? I’m also concerned about car theft since I do drive a modified car. Thanks in advance everyone.
