Is Asiatown kinda hood? Why do rents seem so low there?

Looking at rents there in anticipation of maybe leaving the medical center, and I notice they’re all currently at or lower than the 1k range. I was thinking that area would be nice for food and shopping, so was hoping to get something around Bellaire, but the rents seem shady.

Am I missing something, or did med center rents just wreck my barometer for this kind of thing?
