Indoor soccer facility

Soo I’m 25, and I’ve been thinking about opening up a turf indoor soccer facility in Houston, something small. 7,000 sqft, one field. I have about 10k in the bank, but my plan is of course take out a business loan and have it pay off it self. I’m still thinking about maybe getting a business partner or going all in myself. I’m speaking to some local indoor soccer facilities and getting their knowledge and tips. But how else can I go about taking the first step into starting this project?
