Independence Heights

Hey everyone. What's the general consensus on Independence Heights as a place to live? Specifically around Airline & Crosstimbers? I rode through and that corner specifically is shitty, but the neighborhood adjacent seemed alright. And by alright, I mean some houses are taken care of, some are run down.

There's a good amount of teardown happening south of 40th, new homes going up in place. It seems like this will be gentrified in 10 years, but I'm also not trying to get my s**t broken into in the meantime.

So what do y'all think? Decent investment or skip?
