How to fight Greystar "floor replacement" claims?

I'm currently living in a Greystar-managed apartment (Mezzo Kirby Med Center), and a few friends I knew who lived in the building, as well as 5-6 other reviews online, mention that they are getting hit with a "floor replacement" fee for almost double their monthly rent. The pictures they supply seem to be ridiculously low evidence for a floor replacement fee (literally no visible marks, stains, damage etc…) and that they fought Greystar for over a year and a half before just giving up.

How do I prevent this from happening to me? If I get hit with an absurd charge what legal actions can I take? Has anyone else had relevant experiences?
