How good of a deal is my renewal quote fellow apartment dwellers?

I’ve been debating on getting a roommate and a 2 BR apartment to lower my rent cost but I just got my renewal offer and I wanted to pick Reddits brain. I think it’s a little too good to be true, I figured my rent would shoot up $300-500 since I signed way below market in 2020.

Area: Right behind Improv Houston & Dave and Busters to give you easy locations to google. I can pretty much see the loop from my balcony, I’m right outside of it.

Rent: $1306

Apartment: 1 bed 1 bath, 956 sq ft.
