Houston real-estate for storage

I'm lost when it comes to commercial real-estate. Googling returns places that seem insanely expensive to me, so I must be doing it wrong.

I'm looking for ~1500 square feet of storage, preferably climate controllable even if I pay utilities myself. Am I down to buying a lot and installing a metal building myself or are there reasonable options and if so how do I find them? Again googling returns businesses that are often hundreds of thousands of dollars.
