Houston apartment rents

Would appreciate some thoughts from the rental market experts. In the recent years, rents have gone up drastically I feel. There’s also a fair amount of new apartments coming up – they all look fancy on the outside and crappy (meaning practically no sound proofing at all) from the inside. With all this new construction and apparent/possible housing market “stabilization”….what could one expect for the rental market?
