Houston 3rd Ward Thoughts?

Have a friend looking to sell his small house in the 3rd ward in Houston. I do buy and holds on affordable rental homes. But people are saying the 3rd Ward is very dangerous or whatever. It looks fine to me, and great location. This little house is 200k but surrounded by 400k-500k town homes. Anyone know about the real estate market in the 3rd Ward? Thanks.
