House prices in Memorial area

Hi all,

I'm looking to move to memorial from the height and apparently the area south of the bayou (i.e. briar forest) and energy corridor is significantly cheaper than memorial.

400k would get you a little 1950s shack in the north of the bayou and a small mansion with pool in briar forest.

What causes the differences? Crime? Flood?
