Homeowners Insurance Renewal Rates

What are you all seeing on your homeowners insurance rates if you have had to renew or shop recently? My current company came in at 47% higher than my premium last year with the only slightly increased amounts on the dwelling. I approached my independent agent to shop it to some other providers and he is claiming that I am $200 under the average for the area I am in with this new rate and that prices have soared in TX and especially in Houston. Any other experiences like this? I am in Garden Oaks Oak Forest area.
