Heights apartment rent prices

Hello all, I live in the heights area in a non luxury apartment. Have a lot of crime issues, like car theft/parking garage problems. Not to mention mail/package issues and the occasional like water, etc. issues. My rent is going up by $200+ for the next lease renewal. Is this considered normal for the area.

Edit; $200+ is a 18% increase in my rent (I know that might be a low rent for some, but not for me! Thanks for understanding)
