HCAD Protest Help

I've spent too much time staring at this crap and my hearing is tomorrow.

Best course of action? I have general arguments (they have reno year incorrect by over a decade, and including a covered patio in bldg sf) and market studies (tamu and har trends) but I am massively struggling with the comp portion.

Biggest question: Am I trying to fight the market value or appraised value? Appraisal value was capped at 10% but the market is up 28%.

Send help, please 😭
