Has anyone experienced recent rent increases?

I live in the perfect apartment, 960 sq ft, right by memorial park and Washington Ave. I got it for a steal at the end of 2020 for $1,147. When I resigned in September 2021 rent only went up $20 which I thought was a dream come true.

I looked at my apartment’s current listings and they have 600 sq ft places going for $1,300. Going to try and resign sooner than later so I don’t get my rent increased like crazy. Has anyone in this area had recent rent increases?
