Group of late 30’s guys coming to Houston to celebrate a 40th bday party. Where should we stay?

A couple people suggested montrose area but i am searching air bnb and not sure it’s right for us. We are basically looking for a neighborhood with a walkable bar scene not too clubby but still fun think like juke boxes and pool tables and a fun crowd. Is this area walkable enough? Would you suggest a different one?

We will only be in town for a few days in September. We plan on seeing a ball game one day or night and just drinking a lot. I am also looking for suggestions on another activity or site to see and bbq/Tex mex or other food recommendations.
