Good quiet suburbs with land to live in?

Have been renting in Sugar Land for a while now and deciding to purchase a home. We like Sugar Land but you really can’t find good sized homes for the prices we are looking at. Most are one story or really old. Our biggest goals are big backyard and quiet and safe neighborhood , not interested in restaurants or night life. Currently looking at Cypress, Spring, Katy, Fulshear etc Trying to stay away from really close houses next to each other (good amount of developments do this) . HOA is fine , or not lol
