FEMA Flood Map vs RiskFactor?
Looking into buying our first home. Found what looks to be a perfect home but it's located in a 100-year floodplain (AE) according to the FEMA flood map. Yet on realtor, flood factor risk is at a 1/10. I've heard FEMA maps tend to be less accurate/outdated and RiskFactor tends to focus more on the property itself. Anybody know how accurate these two maps/sites can be?
We're also gonna go to the open house tomorrow and ask if there's a history of flooding in the neighborhood.
