Down payment assistance programs

Anyone recommend any down payment assistance programs? I want to buy a home but gathering the 20% is hard. I was pre-approved for 250K, but I prefer more of 160-200k. So I would need between 32-40k for the full 20%. PMI doesn’t sound too horrible but I would rather not pay it if possible. Any help would be appreciated.
